To review any real estate project, we have devised a methodology wherein we have identified certain KPIs of the project and give our rating on them. Let us look at these KPIs one by one.
The pricing at Supreme Estia starts from INR 85 Lakhs all inclusive. It is slightly higher that the market average but considering the specifications and the overall premium nature of the project, the pricing seems justified.
Carpet Area & Layout
At Supreme Estia, the floor plan is designed in a very efficient way. If we look at the 2BHK 732 Carpet area variant, the room sizes are almost 10.5 x 12.5 for both the kids bedroom and the master bedroom. This type of floor space efficiency is not observed in any of the projects that we have come across.
For the 3BHK, although the living dining area seems a little small but the overall layout of the flat makes it feel quite spacious. The layout of the entire floor is also planned very efficiently even though there are 6 flats on each floor.
Supreme Estia is located on the new Pan Card club road i.e. the new 24m DP road that is almost ready. It starts from the Baner phata and connects the Mumbai Pune highway near Pashankar auto. This road is home to a lot of premium projects like Supreme Amadore, Solitaire Business Hub 3, Panchshil 11 West, Kolte-Patil 24K Sereno, Mittal One Place and more.
The best part about this location is that on one side there is the bustling Baner-Balewadi residential and commercial hub and on the other side there is a 200 hectare bio-diversity park. The project is located perfectly between these two major landmarks and is easily accessible from all four sides of the town.
At the moment there are not many commercial shops or schools and hospitals in the immediate vicinity of Supreme Estia but they are easily accessible within a 5 minutes drive from the project. Once the commercial projects like Mittal One Place, Solitaire Business Hub and Panchshil 11 west will be ready, the approach road will be full of high end shops and offices.

As of March, 2021, the first Phase of Supreme Estia is almost sold out. Only a couple of units are left in the Tower A and Tower B that were open for bookings. In terms of the construction status, the plinth for tower A and B is completed and the RCC work of the slabs is underway.
As per our last communication with the developer sales representatives, they will soon be launching a new tower but its details are not out yet.
