To review any real estate project, we have devised a methodology wherein we have identified certain KPIs of the project and give our rating on them. Let us look at these KPIs one by one.
The pricing at Kunal Aspiree Tower F starts from INR 1.82 Cr all inclusive. It is slightly higher that the market average but that is due the large size of the apartments. The costing is also slightly higher because they are providing white goods in the flat like Modular Kitchen, Hob & Chimney, Daikin ACs, Home Automation, Electronic TouchPads, Italian marble flooring in lobby, living and dining areas.
Carpet Area & Layout
The first thing that you notice at Kunal Aspiree is its huge carpet area. It is the USP of the project and it is very efficiently designed. The carpet area in Tower F for a 3BHK is around 1329-1414 sqft which is highest in the segment. As you can see in the image of a typical floor plan of a 3BHK, it also has a huge terrace that is accessible via the living room as well as the children’s’ bedroom.
For a 4BHK, it is 1689-1719 which is not too big but serves the purpose. The room sizes are also very large and there is enough space for you to move around the house after you place the furniture.
Kunal Aspiree is located in Balewadi close to the Balewadi High Street. As of now the only access road to it is through Dasara Chowk. There is a 24m DP Road right next to the project that comes from F Residences, which will serve as the main approach road to it in the future.
The location has a good connectivity from Baner and Mumbai-Pune Highway. Once the 24m DP road is completed, the connectivity will be even better. As of now there is only one narrow approach road to the project.
Convenience wise, this project has scored the best ratings. There are ample of shops for daily needs. offices, clinics, schools, etc in the vicinity. There are 2-3 weekly fruit and vegetable markets near the project and also within the project there are many shops making it a very convenient place to live.
Kunal Group has a very good reputation in the market for completing projects on time and delivering what has been promised to the customer. They have not over-committed anything to their existing clients and thus they are quite satisfied with the product that they have received.
The construction quality of Kunal Group is quite good and that is evident from their delivered projects and also the completed phase of Kunal Aspiree. The finishing of the apartments is not too luxurious and cannot be compared with high end projects but it is above average.
Current Status And Updates
Out of the total 6 towers at Kunal Aspiree, 5 towers are already ready and 300 families are staying there. The final tower, tower F is now open for bookings. As of March 2021, the construction of the 2nd slab of Tower F is underway.
According to us, there are three main differentiating factors in Kunal Aspiree that make it stand out from the competition:

- Kunal Aspiree is a ready community of more than 300 families and there are a lot of shops operational within the project.
- There are two large 24m wide DP roads under construction on both sides of the project giving it good connectivity
- The room sizes are pretty big and also the ceiling to floor height is good
- They have a unique well maintained rooftop skywalk and garden which is not there in any project in Balewadi as of now.
- The budget at Kunal Aspire is high which may not be suitable for all buyers
- The amenities like swimming pool and clubhouse are not yet ready but will be delivered along with tower F
- As of now there is only a single access to the project which is a single lane narrow road.
The overall buyer’s perception about the project is that they consider it to be a very spacious apartment with an excellent layout. The project has a grand feeling to it and everything from the apartments to the common areas and the amenities are huge in scale.
We believe that if you have the budget then this is probably the best option to buy right now in Balewadi. There are a couple of new projects coming in the vicinity but their possession timeline is more compared to Kunal Aspire Toweer F
