Today we present the Bella Casa Royale Review of the project by Rachana Lifestyle located at Baner. Bella Casa means “Beautiful Homes” in Spanish, and we must say that the project stands true to its name. Spanning across 25 Acres, Bella Casa is being developed phase-wise. The 1st & 2nd Phases have been delivered a few years back with around 500 families residing happily.
Bella Casa Royale is the 3rd Phase in the existing land parcel, with 4 more towers lined up for launch.

To review any real estate project, we have devised a methodology wherein we have identified certain KPIs of the project and give our rating on them. Let us look at these KPIs one by one.
Pricing
Bella Casa Royale has 2 BHK’s starting from INR 78 Lakhs to INR 86 Lakhs all inclusive with one of the biggest carpet areas of 885 Sqft to 908 Sqft in the offering. 3 BHK’s range from INR 98 Lakhs to INR 1.08 Cr all-inclusive with sizes ranging from 1092 Sqft to 1118 Sqft carpet area.
The product is aggressively priced taking into consideration the carpet areas and the location. This is evident from the overwhelming response they received for the Tower A launch. Tower B is expected to be launched by August 2021, with similar configurations and pricing.
Carpet Area & Layout

Some very important points to focus on while studying a layout is, firstly the entrance. All the flats have an East-West entrance making them Vastu Compliant in terms of where the flats open. Secondly, we need to see how the plan is designed. Here comes the efficiency in the picture.
The layout if we see is a Zero Wastage layout, where there are no dead spaces making the flat highly efficient. Thirdly, if we see the layout has a separate living & dining space. This coupled with a wide living area makes for more space for furniture positioning with ample space to move around.
French windows in the living & bedrooms help absorb more sunlight into the house. The flat comes with one balcony with the living and one terrace with either the master or the guest bedroom. The dry balcony if we see closely, has a niche for washing machines, leaving the rest of the space for dishwashing and storage (a feature not seen elsewhere). The overall sizes of the bedroom are 10×12 & 11×13, which are great given the price range it offers.

Location
Bella Casa Royale is a part of the existing Bella Casa Phases 1 & 2. The Project is located near Mohan Nagar Co-operative Housing society, a little ahead of Bitwise Terra Tower. This location is now a part of Pune Municipal Corporation.
Connectivity
The Project is located at a distance of around 700 meters from the Mumbai-Bangalore Highway. It has 2 approach roads one being the 18-meter wide road from Baner and the other a 30-meter wide road cutting across the project starting from Sus and connecting to Hinjewadi Phase I via Mahalunge & Phase III via Ghotavde Phata. The 30-meter road is expected to be ready within 2-3 years’ time.
Convenience
Convenience-wise, this project has scored an excellent rating. There are ample shops for daily needs. offices, clinics, schools, etc in the vicinity. There is a weekly fruit and vegetable market near the project and also within the project, there are many shops making it a very convenient place to live.

Current Status And Updates
Bella Casa Phase I & II were delivered a few years ago. There are more than 500 families residing in the existing towers. The central amenity space for the existing phases is ready and fully functional. Foundation work for Tower A of the 3rd Phase is complete and excavation work for Tower B has begun.

Bella Casa Royale Review – Our Verdict
The sizes and the pricing, coupled with the existing phase’s delivery make it one of the best options available in the Baner annex. The amount of development coming up in the location surely attracts a lot of buyer interest. If one prefers to wait for a couple of years more, we foresee this location as one of the most promising ones. We feel the project offers value for money.
